FabricLux™ Furniture Restoration
Upholstered furniture quietly collects dust, body oils, allergens and everyday spills, especially in the spots you use most. Over time that buildup dulls the fabric, traps odors and shortens the life of the piece.
FabricLux™ uses our truck-mounted steam system with fabric-specific cleaning solutions, controlled heat and powerful extraction to pull embedded soil from deep in the fibers, without over-wetting or leaving residue. It is ideal for homes with pets, children or allergy concerns.
- Inspect and test.We identify the fabric, check the tag, and test our cleaner on a hidden spot before anything touches the cushions.
- Dry soil and pre-treat.Loose dust, hair and crumbs are vacuumed out first, then we pre-treat arms, headrests and seat cushions where body oil and spills sit.
- Clean and extract.The truck-mounted system rinses the fabric with controlled heat and pulls the soil and the moisture back out.
- Groom, dry and walk through.Cushions are groomed and set to dry, usually 1 to 2 hours. We walk the piece with you before we leave.

LeatherLux™ Restoration System
Leather furniture deserves a different level of care than fabric or carpet. Oils from skin, everyday dust and normal use slowly dull the finish, stiffen the leather and darken high-touch areas. LeatherLux™ is our leather-specific cleaning and conditioning service, with no harsh chemicals and no over-wetting. This is not a quick wipe-down or a one-step spray.
- Evaluate the leather.We identify the leather type and look at wear, body-oil buildup and high-use areas.
- Remove dry soil.Grit comes off first so it is not ground into the leather while we clean.
- Clean with a pH-balanced cleaner.It breaks down body oils and residue without stripping or drying the hide.
- Detail with horsehair brushes.Seams, stitching, piping and textured grain get brushed clean.
- Controlled wipe-down.Soil and cleaning residue are carefully removed, leaving the leather clean and natural, not sticky, slick or over-wet.
- Condition.A premium leather conditioner restores a soft, comfortable feel and helps the leather stay flexible.
Optional LeatherGuard™: a breathable, invisible finish that helps spills wipe up, slows re-soiling in high-touch areas and reduces transfer from clothing and skin oils. Quoted up front.

Your tech goes over any option with you before starting. The first appointment of the day arrives between 8:00 and 8:30 am; later appointments get a two-hour window, and you get a text when your tech is on the way.

They called me an hour before the first possible arrival time to ask if it was ok to come 30 minutes earlier (yes!) to clean my couch. And the technician was extremely polite and friendly and personable. He worked conscientiously and carefully, respecting all other things in the house as well as proactively protecting my wood floors. He was in and out in about an hour and couch looks great!!
We had a cream colored sofa and matching chair. Also a very light colored sectional with several pet and coffee stains. Jesus got all the stains out. It looked like new again. I was very happy with Alpines cleaning service. We had several pieces of furniture cleaned and deodorized. Excellent job done. We were looking at purchasing new furniture, but not needed now with how our furniture was cleaned.

We have four dogs and as you can imagine our furniture is not the freshest smelling in the world. Enter Jesus from Alpine Specialty Services. The work this technician did was phenomenal. Our couches, which were sadly neglected, look and smell like this is a pet free home. Jesus took time and care to ensure our furniture was clean and explained ways to assist in the drying. 2 long couches and a huge sectional along with 2 full room rugs. Get them cleaned every couple years for maintenance and Alpine did a great job. Looks brand new and smells great.

Can you clean my leather couch?
Yes. Leather gets our LeatherLux™ process: pH-balanced cleaner, horsehair brush detailing and conditioning. LeatherGuard™ protection is optional.

Most of the time. We treat urine and odor at the source and we tell you before we start whether we expect it to fully resolve, so there is no surprise charge.
Is it safe for microfiber, wool, or older fabric?
We test every fabric first and adjust cleaner and pressure to match. If a piece is not a candidate for wet cleaning we tell you, not clean it anyway.
Do you clean mattresses?
Yes. Mattress cleaning is priced by size; ask when you book.
