Soft House Washing
Most homes in Seattle, Bellevue, Kirkland, and the rest of Puget Sound collect a green or black film on the north and west sides — that's mildew, algae, and airborne pollen feeding on damp siding. A pressure-only rinse pushes water under the siding and leaves the spores behind. SteamLux™ soft washing combines low pressure, heated water, and a botanical surfactant to dissolve the contamination at the source.

Soft Wash vs. Power Wash — When to Use Which
"Power washing" is shorthand for two very different jobs. The right pressure depends entirely on what you're cleaning.
Under 500 PSI
Used on anything that can be damaged by force: vinyl and fiber-cement siding, painted wood, stucco, screens, and delicate trim. Cleaning power comes from heated water and the right cleaning solution — not pressure.
1,500 – 3,500 PSI
Used on hard, durable surfaces: concrete, brick, pavers, stone, retaining walls, and most decks. We adjust nozzle and PSI for the substrate, then add heat to lift embedded contamination.

Heated soft wash
Siding, eaves, and delicate surfaces get a low-pressure heated rinse paired with a biodegradable surfactant. The heat does the cleaning — pressure just rinses.
Surface clean & detail

Is heated power washing safe for my siding and paint?
Yes — and it's actually safer than cold high-pressure washing. Heat lets us reduce PSI dramatically because the water and cleaning agents do the work. Cold rigs have to crank pressure up to compensate, which is what causes paint stripping, water under siding, and torn window screens.
How often should I have my house and driveway cleaned?
In the Pacific Northwest, most homes benefit from a soft wash every 12 to 24 months. Concrete driveways and patios stay cleaner longer — every 2 to 3 years is typical, depending on tree cover and traffic.
Do you use bleach?
We use a properly diluted sodium hypochlorite solution on heavy mildew areas — that's the industry-standard soft-wash chemistry, and at our concentrations it does not harm landscaping when rinsed correctly. We pre-wet plants, use surfactants that hold the solution on the surface, and rinse thoroughly. For homeowners with sensitive landscaping or allergies, we offer a fully botanical alternative — just ask.
Will you damage my landscaping?
No. Pre-wetting plants, using drop cloths near sensitive beds, and rinsing as we go are part of every job. If something does get damaged, we make it right.
How long does a typical job take?
A standard house wash takes 2 to 4 hours. A driveway and walkway combo runs about 1 to 2 hours. A full exterior package — house, driveway, patio, decks — typically takes a single crew most of a day.
Do I need to be home?
No. As long as we have access to an outdoor water spigot and the areas we're cleaning, we can complete the job and send before-and-after photos. Payment can be handled by phone or online.

How much does power washing cost?
Most driveways and patios run $250 to $500. Whole-home siding washes range from $400 to $800 depending on size and pitch. We give a firm quote before we start.
What is the difference between pressure washing and soft washing?
Pressure washing uses water pressure to remove buildup and works great on hard surfaces like concrete and stone. Soft washing uses lower pressure with cleaning solution to safely treat siding and painted surfaces. We use both depending on what the surface needs.
Will it damage my siding or paint?
Not when we do it. We match the pressure and temperature to the surface. That is why we use SteamLux heated water with adjustable pressure instead of just blasting everything at full power.
